Moving to Eden Prairie, MN — What I Tell Every Relocation Client

Eden Prairie is the best-value suburb in the Twin Cities west metro for families who want good schools, trails, and easy highway access without paying Wayzata prices. Here's what I tell every client who's considering the move.

What does it cost to buy in Eden Prairie?

The median home price in Eden Prairie was $472,250 in January 2026, and homes sold in about 55 days on average. That is meaningfully less than Edina or Minnetonka for comparable schools.

Most families I work with buy in the $450,000 to $700,000 range. Below that you are mostly in condos and townhomes; above $1M you are into the executive homes near the bluffs and the golf courses.

How are the schools?

Eden Prairie is served by District 272, which lands in the top five in Minnesota year after year for both academics and athletics. For most of my relocation clients, that single fact settles the decision.

It is one unified district for the whole city, so you are not chasing a specific attendance boundary the way you are in some neighboring towns. That simplifies the house hunt.

What is the commute like?

Downtown Minneapolis is 20 to 25 minutes via I-494 outside of rush hour, or 30 to 40 minutes at peak. The airport is even closer, which matters if you travel for work.

The southwest light-rail line has added stations in the area, giving another option into the city without driving.

What do families actually do here?

The city has 2,250 acres of parkland and more than 130 miles of trails, including connections into the Minnesota River valley and Bryant Lake Regional Park. You can swim, bike, and paddle without leaving town.

It is a genuinely outdoor-first suburb. That, plus the schools, is why the families who move here tend to stay.

Bryce’s take

If I were moving to the west metro on a $600K budget and schools were my #1 priority, Eden Prairie is where I'd look first. You get District 272 — one of the top five in the state — and you're not giving up access to anything that matters.
